Welcome to Palomar Hills, a planned, deed-restricted community in southwest Lexington, Kentucky. Development of Palomar Hills began in 1986. Today, there are 663 homes situated on 200 acres and a $1.5million amenities package which includes a three-story clubhouse surrounded by pools, ponds, volleyball court, tennis courts, basketball court, fountains and lush landscaping. Palomar Hills is conveniently located minutes from Blue Grass Field and world-famous Keeneland Race Course. Shopping, places of worship, schools, and beautiful horse farms are nearby. An established community with great aesthetic appeal, Palomar Hills offers the best of all worlds for discriminating homeowners. It's a wonderful place to call home.

All homeowners automatically become members of the Palomar Hills Community Association, Inc. when they close on their Palomar Hills residence. Governed by a volunteer board of directors, the association is legally bound to support and enforce the Declaration of Covenants, Conditions and Restrictions as recorded in the public records by 
  • providing services to protect property values.
  • enhancing the standard of living for residents by maintaining common areas and recreational amenities.
The association remains dedicated to ensuring that property values in Palomar Hills continue to rank among the strongest in Lexington. The association manager is charged with notifying homeowners when certain aspects of a property need attention and enforcing the standards and restrictions.

The board of directors and neighborhood presidents of the community association develop an annual budget for maintenance and improvement of common areas, the major amenities of the community, administrative personnel, liability insurance, and legal fees.

The community association also promotes recreational and social programs such as the annual Easter Egg Hunt, Halloween Party, and Breakfast with Santa.

Staff offices for the community association are located at the clubhouse on Palmetto Drive.
